I've found many times if they're already occupied with tenants, the seller is trying to off load problems and using "owner financing" as a way to sell ASAP.I've personally had better success with owner financing if they're properties that are vacant and need some rehab.

I decided I needed a second opinion.I called Roto-Rooter and they have a spring loaded blade that will start at 4" inside and as soon as it clears the foundation it springs open to a 6" blade and cuts the roots back right up to the edge of the line.
