I would commit a small amount of money, and very speculative, also not passive, since trading requires a close eye on the market, unless you are willing to trust an auto-trader. 

You have the ability to auto-request applications (keeps everything easy and in one place - so listing, tenant screening applications, leases and other tools like rent collection and maintenance tracking are all available, just to keep the process seamless).

We are in a really good location, very easy walk to village and lake.

So I guess my advice is don't hamper your bookings by not accepting those folks that don't have reviews.The other reality in that market, is once you get through summer you will be on auto-pilot and all the stuff that makes you nervous now won't bother you so much then.

I would realistically love a place near Elmwood village but they are crazy expensive, so I have been looking in areas like South Buffalo (near caz park), Lower West Side, Niagara Street and North Buffalo.
