Hi BP Community,I’m a house flipper in the Oakland / SanFrancisco area, and I’m seeking recommendations for insurance agents who can assist with securing builder’s risk insurance.

I built an ADU where the front house was technically a Triplex and back house was an ADU but the ADU couldn't be more than X% of the total area of the main house. 

Partly used a HELOC on my house.

Purchase price: $280,000 Cash invested: $580,000 We purchase a family compound with 5 houses on the property.

The best bet is to find an insurance BROKER (keyword) and have them search around for the best rate to see if they can beat any of the three I named. 

House hack?

With out of state investing you do not have the option to move into your next home as a primary residence to get a lower interest rate (it is a significant difference) and put a lower down payment (as low as 3.5-5% on a primary residence vs 10% minimum on a second home or 20% minimum on an investment property). 

Our SRPD has no section in it which specifically asks if the seller has knowledge there was past fire damage (unlike for mold) to the property, however, the buyer's inspection revealed burned wood that had been spraye...

The last thing you want to do is shop it yourself, have no clue on the bank's closing rate, and guidelines, and pay for an expensive appraisal with no loan. 

Looking for an opinion on wether to keep or sell a house.
