No PM is going to check with you for every small routine repair, but usually there will be a $500 or $1000 max SINGLE repair cost without owner approval except in emergency (such as blown water heater or furnace).As to your comments about ads, "replies" do not equate to "qualified tenants".

I know on the BP podcast they say analyze at least 1 property a day, I think that is a good goal for newbies like us just so we get in the routine of always making daily progress.
