No PM is going to check with you for every small routine repair, but usually there will be a $500 or $1000 max SINGLE repair cost without owner approval except in emergency (such as blown water heater or furnace).As to your comments about ads, "replies" do not equate to "qualified tenants".

Those of us old enough to remember the late 1970s know how uncomfortable that can be but from a real estate investing point of view, it will be a non-issue.
