Alternatively, you can get the seller to do a seller carry/seller finance for 10% and put down the 10% that would solve the 20% issue.

@Chris Sullens As a general practice, if you don't know that the wholesaler is professional, credible, and honest (either by previous dealings with them or their reputation in the investor community) I'd definitely want to see their contract (you can tell them to redact the purchase price if they don't want to share it) so I know I'm not wasting time.Regarding earnest money, I'd never hand it to a wholesaler - even one I trust (they could get hit by a truck, etc.).

ERGO banks cannot afford a loss.. if they take a default it kills them.. they have to off set your bad loan and put money aside etc etc.so yes two sides of the coin.and I fully understand how us as borrowers just think in our minds its a no brainer etc etc.ALL commercial loans of that size have those types of guarantee's its industry standards and common knowledge.. so now its known to you as well.what was the alternative..
