to conduct real estate exactly like a real estate agent or broker and get paid to bring two parties together. that requires a license in all 50 states.. but that would not sell GURU how to wholesale courses if the Guru's actually told you the laws

There is a water exclusion in my policy, but the bold part is where I have some hope. 

Within our smallest budget yet we added square footage to the basement, a big third bedroom in the attic and loads of goodies in the kitchen including a custom island we built and quartz countertops we cut!

The parties can share an accountant to file the returns the lawyers negotiate.

i plan on buying a third, possibly a forth before the year is out(cash).

I wouldn't spend to much time worrying about why the other party is doing what they are doing.
