@Moises Regalado yes county records, or if you can see picks of the comps the houses thats in terrible condition will have to be bought with hard money, cash or conventional financing or cash.

A delay from Nov to Dec does not sound terribly bad but what does sound bad to me is the excuse that his subs have gone on to other work placing you in second or third place, that is not acceptable if I were in your shoes and I would demand some corrections to that.
