You're knowingly advising people to circumvent my/our underwriting process(es)...the process we lenders use to protect our depositors or investors.

I have looked at the "spreadsheets" section of Bigger Pockets, but there is so much there that I thought it might be easier to ask BP members directly if there are ones that you have used successfully and could recommend?

How much capital, time, and energy you have to put into making a market successful.

One of the LTR units had a tenant who wasn't paying, so they had to go through the eviction process. 

.- The zoning office said the process should take 2-3 months and it is upto the zoning council and the neighborhood association if it gets approved or not.- No HOA and they were very accommodating.

One piece here is that yes you can potentially find buyers that will have a premium for successful track record + even furnishings, listings, review - but important to remember that there won't be a premium assessed by the lender in almost all situations if the buyer is using financing to acquire - their loan will be based on the pure real estate value even if they are paying more - just a tip to keep clarified so no surprises that can throw off deals

Our provider has a whole process built around compliance.

I'm glad to know people do have success with it in certain areas.

Just closed on a quadplex in Texas last month (woohoo) and am about to start the process of evicting one of the tenants I inherited for non-payment of rent (not woohoo).

I think we can both find some success here!
