When analyzing deals, I like to shoot for as high an IRR as possible while still maintaining a decently positive cashflow buffer to prevent me from having to pull money out-of-pocket for common expenses.I've been looking into the Wissinoming area of Philly as well, seems to have an interesting value proposition.

Hey @Sheree Fullwood- yeah, CapEx can be a little tough to know, because it depends on the age of the property, how well it was maintained, the condition,etc. on a single family house, I typically want to see between $100 and $200 per month - maybe more or less depending on how nice it'll be when I rent it.

I don't own any yet, but they're not going to hop into my lap.I have put four purchase offers in during the last week on homes.I'm also taking classes to become a real estate agent (7 hours a week contact, plus around 5-6 hours of outside-of-class study).
