And current zoning is for single family and two family.5- all buildings and units are exactly the same. identical inside and outside6- this development will have four buildings, 8 units.7- 8- building duplexes and keeping them as long term rentals9- I live right down the road, and any work I’m not doing myself I manage remotely or on site10- I would say the area is A-/B+   Nice area, nice school district11- these towne homes are in an older, but still nice neighborhood, I wouldn’t say it’s gentrification, but just a cherry on top of an already nice neighborhood12- all utilities are underground, you can see in my IG feed, @awtreyrealestate, and I am the sole owner of all the lots and buildings so I basically am the HOA, responsible for streets and such

As I understand it, anything built pre-Katrina that survived had a new roof put on about 20 years ago, but from Google street view it looks like a lot of them are metal. 

I still purchased STR this year though, in the height of the market, but I only purchase where it's a recession-proof, the price now already appreciates again.Today, dec 2022, I've seen a lot of blood in the street, especially in suburb Single Family house that was affected unnecessarily due to rate hikes, as the price fell to the 2020 level, it's buying opportunity, wait for 3 4 years before selling it in 2026 could make easy 100k capital gain.

Each side is 7br/5ba, a shared jacuzzi and pool, a shared game room with pool table and foosball, a 1 minute walk across her street and to the beach.+$80k each side this year but after sinking $14k into  furniture and the wall decor to give it a strong “beach house” feel.  

Yes, the house is in on my street and I am prepared to move  down the street for a year.
