Our strategy was to get one up and running (through entitlements) then leverage equity created once entitlements were in place and roll into next project and so on and so forth...What we learned was that given the large capital requirements for these infrastructure projects, the investors we are getting introduced to are going to require a GP & LP structure.To your point about sponsor track record, we were hoping to partner with/hire a qualified CFO that has successful RE fund management experience and LP reporting experience.

@Steve JeffriesAssuming you are under age 59 1/2 and therefore may not qualify to transfer the entire account unless you stop working for the employer sponsoring the plan, you may not be able to transfer any funds.

Hosting an open house might not be very expensive (some snacks, mailing material, etc.) but having a publicized memorable open house, say, with sandwiches and lots of marketing materials can get pricey, especially if you want to send out postcards to 100+ people in your farm area.What if a local business was willing to front that cost in exchange for being listed as a sponsor on the marketing materials?
