As a buyer, I'd almost always prefer the "touch up" or "just replace the plumbing with pex" treatment, especially if it's a pre-war home.My renters (single guys) care way more about things like the height of the shower head and how loud the ceiling fan is than what anything looks like.

We have experienced this in Passaic, Bergen, and Essex County, not only with people purchasing multi-family but also with single family property buyers.

Is there anyone attempting to work with their local housing agency or housing authority to receive a property tax exemption in exchange for agreeing to rent your single family house based on some sort of income restriction?
