If they didn't have written standards they do now, and they are more selective.  

The hotel selection isn't the best so our area has that going for us.

That being said if you are hiring a designer it all depends on the project, budget and complexity of the designs and selections.

Quick question, by internal marketplace, are you referring to a set group of vendors/service providers, that are selected by the PM company for things such as plumbing, electrical, and cleaning services? 

If there isn’t enough rigor in the sales, marketing and screening of prospective tenants, and in the selection process, it could be the process is failing.... or yes maybe the property manager as well.
