Honestly, though I feel most banks and lenders want to have performing notes and if you look good on paper, then they probably won't give you much kick back if you qualify.I hope this helps and thank you for reading!

We form the LLC with me and my wife as members, then transfer the properties (they do have mortgages, so maybe lenders will have less of an issue if the LLC has members that are same as the current owners), then assign the LLC to the trust2.
