I have been on BiggerPockets and learning for a while and now really focusing on saving money for down payments and reno/rehab.

We are all quite capable of living below our means, and saving a large percentage of our income in our first one or two years of working.

May need to go hard money as my cs is 634 and have some $$$ saved.

For a business owner with $100,000 taxable annual income, the net tax savings for using an S Corporation instead of an LLC in taxes paid every year can be as high as $7,500.Holding PropertiesWhen holding properties as a cash flow investor, the LLC (or LP) is generally the better choice because an LLC has more liberal distribution rules.

Retire with no worries, no debt, and the ability to travel anywhere we have to to be around family.

Currently, I track net worth monthly on a simple excel spreadsheet (has columns for checking, retirement, index fund, etc...).

., save the pics of the property, and then create a post on Craigslist in the "Real Estate for Sale" by owner.

Proper insulation will keep the units cool except for the hottest weeks in summer and save tenants on winter utility bills in the winter.  

I really appreciate you taking the time, and it saved me a bunch of time as I was trying to search various VA loan sites with little luck.
