I understand a rehab/remodel project carries a far greater risk, but aren't your returns going to be much more enticing?

This is because sponsors aren’t allowed to advertise their deals—which is why the investments are also referred to as “private offerings” or “Real Estate private equity” (google those, too!).  

From what I’m hearing, they even started living in it (I don’t live in the area so I need to get my butt down there this weekend).I sent them a letter on the 28th of AUG letting them know they aren’t to be occupying that area as it’s my storage and it’s not permitted by the city for occupying and their contract is only for the top unit.

I would love to find a multi-family that works for me, but I agree with a lot of the sentiments from the very helpful duplex discussion a few weeks ago that there really aren't many good properties out there.

That gives them incentive to follow through and if they miss deadlines then you know they aren't serious about buying the end product. 

This will bring many obstacles to you for one big reason, homes just aren't worth that much.

At that quantity you could go factory direct.

Just keep listening and reading and googling/Bigger Pockets-ing everything you aren't familiar with.

And hospitals aren’t exactly turning nurses away.
