In CA, things are particularly tenant friendly, and details about required move in and move out procedures are, as you know, very specific; here, it appears to be exactly the opposite.I don't remember details offhand of what the laws said, but I was really stunned to find out how little protection renters actually have here when I researched it to find out if certain provisions in my lease could possibly be legal before signing it, because there is no way they would be in CA.

I mean, yeesh, just the man hours for someone to write the manual on the new procedures for all of this will take up countless hours and meeting after meeting.What a nightmare.And the really stupid thing, is that there are already laws in place to deal with slum landlords.

In our published procedures, we will not file before the 7th for the first offence (subsequent occurrences are filed on the 3rd).As for accepting partial payments, check the landlord/tenancy legislation in your jurisdiction.

Please note that it does not appear that you are required to provide receipts and that your tenant is required to provide you with their forwarding or new address.If the amount of damages exceeds the security deposit you have the option of filing a lawsuit over this matter.http://codes.ohio.gov/orc/5321.165321.16 Procedures for security deposits. 5321.05 of the Revised Code or the rental agreement.

When I wrote the lease, I put in that the lease was for 1 tenant only with no more than 1 additional to be added and that the procedure for the additional tenant would be the same as it was for the original tenant with an increase in X amount of rent so they knew when they signed the lease that should they decide to add their boy/girl friend that this is what would happen.
