banker here, never underestimate the value of a W2 for lending. really is night and day unfortunately.There are other options for funding, such as asset based lending, private money, or in-house (portfolio) loans, but none are anywhere near as easy as the famous fannie mae 30yr fixed unfortunately I think you're going to find real estate MUCH more stressful than a day job.

Put all that time elbow grease and down payment money into the deal then something comes up and you can’t get financing secured at the three year mark .guess what ??? 

I am planning on using a combination of cash, private, and hard money. 

I’ve notified my current tenants and have updated my agreements to state the security deposit will be automatically forefeited if they are caught.  

@Mike AllisonDuring the due diligence I should have pushed harder to verify security deposits and rents with an addendum signed by tenants.
