I've stayed in AirBnB homes when traveling for work; the company paid the bill and we were surely very gentle on the home and furniture during our stay (who wants to have THAT conversation with your CEO?).

There are Private Lenders out there will not only loan you the acquisition funds but the repair/rehab money that are 100% lenders and more flexible. 

Also, if these deals are portfolio funded or private notes... how do they show up in the underwriting process with a bank?

We figured that maybe we can continue to borrow from the private sector if borrowing from equity isn't the best option.
