There’s a lot that goes into solar and power storage unless you just want to sell your leftovers to the electric company.

That right there will set someone apart in the Detroit market, sadly.I can't speak to his PM business from a firsthand perspective as I've never had him manage any of my properties (I still self-manage). 

This will increase the return above what can be obtained on a passive investment.The flipside of having the power to control everything is that can be alot of work (and a full-time job if you are putting in sweat equity).

@Derek Tuohy If you inherit the property as the sole owner, you'll receive a step-up in basis to the property's market value at the time of your mom's death, which would minimize capital gains taxes if you decide to sell.

Hey BP community I want to give my opinion of what out-of-state real estate investing looks like to me:Out-of-state real estate investing offers the chance to diversify your portfolio and tap into high-growth markets.

Tenant basically said they would agree to current market rate if landlord pays the new commission, or at a lower rate they would cover the commission.  

I've told clients not to sell before, and then a few years later we put it on the market.

I'm always on the lookout for new deals and strategies, and lately, I've been focusing on off-market groups for flips.
