I guess I am starting to loose my patience,I educated myself, read books, listened to podcasts, I know everything about analyzing, I dedicate hours to search every day, I have a great RE Agent also trying to find something in the Minneapolis market but I just can't find the right deal, I've been searching 5 weeks.

But developing the skill set to determine which parts of town and which homes as well as the skill set to operate those two low-end homes as successful rentals, that usually takes a lot more specialized, dedicated work than buying a nicer home in a nicer part of town that you may or may not live in and successfully running it as a rental.

You do this by creating a thought leader platform, through experience or by partnering with experienced sponsors.Finally it’s a contract sport.

It might be worth looking into a landlord software that offers this as part of their full suite of tools (ie. messaging tenants directly via your landlord account on the platform, so you can easily keep everything in one place; listing details, applications, digital leases, online rent collection and maintenance tracking with tenant communications via the lease portal; also offers the ability to automate some of the messaging too).

Definitely important to make sure you have a dedicated team in place if you decide to invest in an out of state property that you've set your sights on.

I am the type of agent who puts his all in to each property/person I come across whether it be a 50K house or 2.5M home so look for the dedicated agents who are willing to put the work in with you. 

Show people on all platforms the inner workings of your business and give them a real glimpse of how you operate day to day.
