I have a rental agent in charge already established and started the rental registration, but am I really needing to wait up to 2 months to get a tenant in there?

I would prefer to invest in other properties. 

Major renos in Orleans can be tough though.

I would vote bookshelf, since in long term rentals, typically, you want the least amount of things you will need to fix, as possible.If short term rental, than Murphey bed would be my vote, typically.

There are a lot of investors here who do it in the Poconos so I am sure some will chime in on their experience.

I also have Mailchimp and was literally working on asking my investor database if they would be interested in being PMLs and periodically sending it. 

The neighborhoods you look in will make all the difference in you analysis.

Typically in commercial leases there is a non-compete clause.
