Will it work or are there better ways to make property investments as a non-US resident/national?

As someone who works in leasing & property management here in NJ, you should be able simply non-renew their lease as it expires.

However, there are a few critical factors you'll want to consider before making your decision.Tenant History: Try to get a sense of the tenant's payment history and overall reliability.

Also, the owner-financing has a balloon payment in 18 months. 

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620, many blemishes, but should have no evictions in last 2 years.

If I use my FHA loan, after a year of living in the household, can I convert my FHA to my LLC and still reap the benefits of that 3.5% down payment?

I am working on structuring and getting under contract to wholesale my first turnkey, mid-2010s, 4bed/3+bath/2 car/~2200 sq ft hybrid (Subto+SF) deal in Atlanta GA that I need some help/JV on to get to the finish line.Why it's a deal:The underlying debt is attractive (~500k @ 4.375% ~200k equity at 0%/very low payment with long AM).

We run into a lot of issues with STR's being non-warrantable condos, but we work with several local lenders that can get passed that.

I dont understand why CoC doesnt include the principal part of the mortgage payment.
