Question: I had a tenant move in May 1st, she paid May's rent and sec dep.. she asked to pay rent every 2 weeks, so I said she can just pay half the rent every 2 weeks.. now it is May 15th, should she pay half of Junes rent now, and the rest on June 1st... or not pay until June 1st?

I offered them a lease, few hours later after some technology hiccups, she forwarded an email to me with that same email address she used for her landlord reference.I immediately told them this is fraud and cancelled their lease.

Being the novice savvy investor I am, I want to make a deal to house swap, move into their bigger home for my growing family, and have them move in our home that is more favorable for senior living.

What I did was go to my google voice settings and turn off "Call Screening" - where the app requires the caller to state their name before forwarding the call.

Moved the laundry to the first floor from the basement, new cabinets, new deck, new siding.

If they refuse to pay, they will go without hot water, and maybe they'll choose to move out early. 

These properties are tied up in the families disagreements, families move away, kids have kids, so it quickly becomes a mess.
