That said if it gives me more freedom to make the right career choices or it allows me to act on investment opportunities in the next couple years, maybe it will have been worthing eating additional expenses for the first several months.

It turns out getting your license helps and is required for retail sales of real estate—go figure—but it does not provide much of a benefit for investing.I then spent hours upon hours on websites like BiggerPockets absorbing all the information I could about investing in real estate.

You gave me more insight that "fair pricing" has nothing to do with what the tenant deems is fair, but the opportunity that I create based on market value.Thomas and Will, thank you for making me see the tenant as the asset or liability, rather than the unit itself.
