I'll make the analogy again about Doctors-- They all go to medical school, but you don't go to a podiatrist for brain surgery.

Medical students or nurses or similar would also be an option.

Property tax ~$2,000/yr.The property is located in an area close to a college/medical school and 2 hospitals so I don't foresee any future problems renting it out. 

I think the focus was on affordability of purchasing the property itself which appears to be pretty well unattainable in most major metros around the globe.The biggest takeaway for me is that the study pretty conclusively shows that less government intervention in the housing market leads to more affordable housing options.

The credit issue could be due to divorce, medical bills, etc, If you think they will be good tenants, why not just collect the first month rent and security deposit?  

If you are stepping in place of the lender, make sure you follow the laws that lenders have to follow as it relates to default, alternatives to foreclosure, loss mitigation, continuity of contact, early intervention, etc.

I don't understand why Medicare is concerned with his assets unless he has unpaid medical bills but I didn't ask...is there any way around this???

I have seen the results of many deals that have been purchased by investors that thought that they could throw money at a property, hire a PM and go back to their medical or legal practice and be comfortable in the fact that their money was safe and growing.

Central FW area and a lot of options:AF&B, Bite, Pappaduex to name a few...Also a lot of great "hang out" resturaunts/cafes on Magnolia Ave in the Medical district area on 8th Ave.
