I know that there are certain areas of flipping that are massively different from building a temporary structure with theatrical fabrication so I hear you loud and clear regarding experience.

As for the liability aspect I understand for the pitish looking dog but I really don't know what kind of damage the boston terriers could do as far as hurting someone and if the house has been in good shape to this point I don't know if I'd rock the boat. 

The rocks are fine, I prefer lava but that may be a west coast thing lol.

I don’t think it matters that much with multi families, I know investors who just put down rock or crushed granite to keep the maintenance low.

You need to determine from the Condo documents what the boundaries of your unit are and what things inside that unit and outside the unit that you would need to replace (could include Sheet Rock & Painting, Cabinetry, Fixtures, Heating & Air conditioning Units, etc.).
