When all the expenses associated with owning and maintaining that house exceed the rent you can get from the property you are effectively upside down and are actually paying your tenant to live in the property.  

Fix them up while living there and rent out the units to help reduce your mortgage. 

But a lot of those made a lot of money, one was a converted 2 car garage. 

There are 2 mini splits per unit- one in the primary and one in the living area.
