I have never heard of a program like that - I would be doubtful if it is worth it  - Understand a little about owner's motivation to sell. if a building is on the market for sale by FSBO, by agent or public auction - those sellers listing to sell are motivated - they may try to hide there desire to sell and say things like ''I ain't going to give it away!"

You’re correct, there’s a large portion of houses that are not listed on the rental registry, and therefore legally aren’t allowed to collect rent or have any case when trying to evict tenants (at least pertaining to the City).

There are firms like @Kory Reynolds who likely have syndicators on their client list who could give more insight.

My initial rate was about 5.24% but it may have fallen some since then.

They also put that we have been marketing the property for 3 months, which we just listed it 2 weeks ago so that makes no sense why he would say that or where got that.
