Yeah it's mostly sifting through lots of bad deals to find the good one.First is finding what a good deal looks like, then going out there and hunting.I'd wager I've spent thousands of hours on Loopnet, redfin, and Excel looking for deals with good returns. 

Also, rather than taking a large amount of money and investing into one single directly owned property, I can split it up into much smaller chunks across many different passive investments.

You won't likely get large assignment fee with these groups, but they can work for specific properties.

The first large deal he had was 100 units from 6.3M with an investor who fronted most of the capital.

@Matt PippinA house hack could be an option of you buy a property large enough to have a second unit, studio, 1 bedroom on the property.

I have a listing priced at $2450 (4 BR, 2.5 bath).I am currently focusing on 1 applicant who makes ~100K in her current job for 25 years, excellent rental references for past 9 years but my rent is $800 more than her current rent and she already acknowledged that she is pay check to paycheck.
