Out of State is usually tricky and a SF has much less PM interactions (and turnover) than a duplex, which over the distance will more than make up for the lower cashflow.

If the landlord accepts the rent for the following month after the term of your original lease ends, then you have established a month-to-month tenancy.It's always best to document all interactions; leases, payments, conversations about repairs, terms, etc.
