The old roof makes it ineligible for FHA financing and the 1 bath makes it inferior in the eyes of most home buyer. 

It also helps to do some walkthroughs with a potential buyer before you make your offer to the owner so you can see through the buyer's eyes what they're looking for.

Now that markets jumped, like the wild west out here, the need for a live appraiser with knowledge, analytical tools, and courage is more important to be the eyes of the Underwriter who worries about her job.
