I'm from Miami and to be honest 82k doesn't go very far here. 

It took a little patience but being direct and honest got this one done.

Its honestly very easy.

To be honest, this may be a tiny bit above what I thought the house was worth, but if overpaying by a couple thousand dollars to acquire a new rental was what it took, then I was fine with it, as he was going to be financing the deal for me.

At least with collections it will go on their credit and possibly make their life more difficult over the next few years but honestly, with tenants like this, they will use their cousin's name on the next lease and their grandma's name on utilities.

@Tyrone Osilesi I honestly didn't ask the appraiser to do the before and after rehab appraisal.

Good to have decent relationships with all the folks you interact with, not best buddies, but respectful, honest business relationship.Treat it like a business from the start, best of luck.

There are definitely good and bad companies, and it's honestly not always easy to decipher which is which.

My viewpoint of Students is mostly positive.Pros They tend to pay rent through their loans or their parents (that should co-sign where possible).  

The ambition is there and to be honest I understand the process from a hear-say perspective but diving in is where I’m being held up.
