HELOC will not get you much and probably will have a high rate due to the low equity you have.

And in a highly competitive business that distressed RE is the inventory moves to fast one needs to be able to look at a deal and in 5 minutes decide.. at least to make and offer

Loan should be CTC within a week of contract and investors enjoying the property and filing their STR permit application for Summer..Rate on a 30 year fixed was in the high 6%'s...big job's report tomorrow that could accelerate rate cuts..stay tuned! 

I'll echo what Stephen said, insurance makes things tricky as well as the high interest rates impacting the rest of the country, but if you get a good enough deal you can maybe make it work.

In digging through the bigger pockets forum I have found that the delta between the actual sales price and what these 3rd party websites list or state can be very high.

I would shy away using this from bathrooms, in particular small square footage / high potential humidity bathrooms.

Issue now is more that deals dont cashflow with high leverage but if living in it or banking on appreciation can be a winning strategy forsure!
