A lot of thin skin around here.I will say BP is an awesome place, both beginners and vets. 

Having some skin in the game and proving motivation not just at the beginning, but showing true drive for what you are going after is a good idea.

Someone probably wholesaled a cave to clean out for a club and then traded the place to tribe for 2 clubs, a spear and some skins.

What I've learnt after putting some skin in the game and networking with other investors too, is that finding funding for your investments isn't difficult as long as the deal makes sense on paper.

We have a 14 page lease, are xo's offered pretty strict landlords and require skin in the game.

That meant they had to work or had to have some income and contributed to the rent-- meaning they were less likely to destroy the place-- they had a little skin in the game.We sell with and w/o management-- make sure you factor in management cost-- even if self managed-- because you may turn it over to a manager later.

(Not a review, not familiar with this company).I'd also worry they would just disappear one day and now I have a bunch of tenants with no security deposit on the books and now I have more risk.I'd also be worried that tenants who don't have any "skin in the game" would be less careful, abuse the property more, and leave it a mess when they leave. 

In reality, rents will rise in a high appreciation market which will give you more investable cash.Appreciation and RentAppreciation is much like the spots you see on your skin if you have measles.
