Some states/cities allow you to be a contractor by simply paying a fee and filling out paperwork, other cities require you to take an exam and provide references.  

If you want you can get really fancy and load up auto-fill PDFs for your contracts.  

Account Closed,"Pre-foreclosure" covers a lot of ground.Some will need to be acquired thru short sale due to negative equity.Some will be probates where the family just doesn't want to deal with it.Some will be true financial hardships - illness, loss of income, etc.So, yeah - you'll need to "fill your quiver" with a lot of knowledge and skills and use what the deal requires.

The other two are out of state- about an 18 hour drive or about 16 hours worth of flying (no direct flights from Denver- have to connect via Chicago).First priority is to force appreciation through rehab, second priority is to rent them out for cash flow.

Fill some balloons with mace and have your HVAC guy put them inside the unit after he repairs :-).On a more serious note, I'd suggest a cage or relocating it to 8ft+ off the ground.

Id like to get it under contract (with a partner), redo some of the units, fill the three vacancies and buy it for myself (from a partnership I am considering with another investor) in a year or two.
