I would like to run them myself and it seems that joining someone would make it go much faster though. 

Depending on how quickly you hope to achieve financial independence (FI), leveraging will put you into a position to get there faster. 

Hint: it will go faster than you think and it's mostly not cash flow. 

I think between a few books, BP and a few session with a local mentor you can get started much faster than one might expect - and be successful from day one!

I would hope if you ran a trucking company, you would know a little more than what fuel your trucks take, like how much weight they can haul, what fuel mileage they get, etc.

It's definitely a difficult subject to talk about, but awareness is worth its weight in gold if it helps someone else. 

That's very true that looking at the comps of an area will be a good measure when prospecting the ARV, but I was just curious more specifically with the physical features to fix up in general... the features that tend to hold the most weight in calculating ARV if that makes sense.

You will expand your knowledge much faster with attending REIA meetings and meetups. 

You can find people that have big savings accounts (among others) and convince them that you can grow their money faster than what it currently is doing.
