@Priya Gohil, given your budget, I am assuming you are looking at single family or small multis (4 units or less).  

I have multi-family (600+ units) experience with start up for submetering water/sewage/trash via Conservice, electricity was always required to be in tenants name (with revert to owner and bill back in the event of a default in payment). 

I am the first in my family to build this much wealth and own properties so I do not have any people in my network I can turn to for advice.

Condos come with less responsibilities and more convenient to own and use as rental, but history and market trend has shown Single family residential, comes with more equity appreciation and higher Cash flow. 

He mentioned it won’t work for an extended period of time due to family situation, but if he’s only a few months short I’m sure that’ll be worth the hassle to capture the full exclusion.

I think the big thing is when you have family and friend influence of getting an engineering degree to change completely to a new role kind of gives you judgement all around.

A daughter (if not BOTH) to put in it come May 2025.20% of $550k for a family with 2 college kids is a ton.But looming college loan debt from their housing is worse!

Single Family or multi-family property?
