The only other thing you need is Articles of Organization, and if single member, just search google & you can find one in word that you can easily adapt.  

I'm a property manager by day so this is a piece of cake for me, but I think you could also do it pretty easily.  

With full service turnkey, the quality of the prop vetting and rehab directly impact's their ability to easily tenant and manage the property, so they are internally incentivized to do good work in a timely manner.

But, if Florida has decided a single member LLC is different, I can add another 1% member pretty easily.

If they are decent properties, why pay someone a premium for work you can easily do yourself?

@Blake King it did not affect my credit at all as they are prepaid cards - It is a good strategy for me to have my emergency fund both easily on hand and earning interest. 

If I were more familiar with how the process is, from beginning to end, I could more easily replicate it, so in that endeavor I'm hoping to work with a Flipper, in a symbiotic relationship, where I find a good deal that they finance, get my cut for finding the deal while they move on to rehab the house.
