The 3 years waiting period begins from THE DATE OF TRANSFER OF TITLE.Foreclosure: 3 years from the date of transfer of title.

I believe my commercial loan can be transferred to an LLC without any issue. 

NUC's are transferable and have to be renewed county every 2 years.  

Could someone please advise on the tax consequences of transferring a detached single family home between siblings via a gift transfer?

Our state charges transfer fees, so no way around that. 

Because I have time right now, I'm planning to transfer my event management skills to general contracting and hire subs for the rehab.

The loan was sold to another lender in March - we had autopay set up with the first lender and apparently it didn't transfer, thus resulting in 2 months not paid (March & April).
