For obvious reasons a crash is never good considering people lose jobs, houses, families are destroyed but for people in a position to capitalize its a great thing! 

Most renters are not homeowner material, so if you gift them the home, they won’t take care of it and when it deteriorates to a point where it’s not livable anymore, they’ll simply leave and you will have a destroyed home to deal with.

When you can make a unethical choice such as this you are destroying your charactor and how you view yourself.

It's better to have no tenant than a tenant who sucks, doesn't pay, whines, or destroys the place.

It's about signing the deal.Opening the letter is not just "half the battle" it can destroy you.  

Stocks can be destroyed by factors totally out of your control. 

To fix the problem and avoid destroying their credit you are offering to buy their house, of course find more pro's to why you should be utilized and con's that may occur if you are not utilized.
