It would be a complete disaster for others especially those that are not in situ to respond real time to the daily issues.. remember the tenant base is the very bottom of the barrel so your going to have to deal with their lives and drama's constantly.

It looks like there was some roach problem (not currently thankfully) and looks like they threw roach poison/food all over the place which just looks nasty and is hard to clean up.

All floors are hardwood, so there would be no worries about food spilt on carpeting.

Taylor, Just as a followup to help you get through the thought process, most investors either do their own accounting, have a property manager who does the daily accounting, or hires a bookkeeper to keep their records.

Every other neighbor stops daily and praises me while this guy raises hell.

It's seems clear he has a difficult time getting to and getting in & out of the bathtub, and some of our deferred maintenance included a leaky tub surround, presumably due to the strain placed on the tub by the large gentleman.Not entirely sure what is happening there in regards to his laundry/food situation but it seems clear he must be being enabled in some ways by his roomate.My friend is a compassionate guy, however I am concerned that the property value and quality of life of others in his building could be adversely affected by this tenants presence.

@Michael Smith,Excellent question and one that everyone should ponder on a weekly, if not daily basis.

The turnkey guys are valuable because, from an investors standpoint, they know where to focus and who to network with- they deal with these kinds of transactions daily!
