You can do a quit claim deed once you close and season your mortgage for a year which means changing the deed from your name to the LLC.

That lawsuit is a claim for fraud, and that’s what fraud typically is...a misunderstanding and someone being “injured” and wanting to hold the other responsible for it.

While technically it would be an expense, the person I am borrowing it from wouldn't be claiming anything on their taxes or providing me any kind of tax forms.

Ask their previous customers if they were on time, easy to work with, and if they did a quality job.
