Not sure if I will be full time investor and stop retailing, but I am kind of leaning that way.There is a LOT of info here, just trying to digest it and formulate a plan.Once I think I have an outline I will share to get opinions, etc.

Not sure why I singed up 10 years ago but I stay with them because I don't have any problems and everyone knows my fax by now :)I have no idea if their price is competitive - but I do pay a year or two in advance and get it cheaper.I can say I would NEVER go back to a regular fax...having faxes go to my email and phone has really been convenient.

Thinking I leaned from the mistake, I offered more then $2,000 over the asking price on the next one but still got beat.I think the strategy on the bank's part is to create a frenzy.

I'm definately leaning towards it, because I am thinking it's worth closer to $80K and could get $850 in rent, too.The lot is about 90' x 60' with the 90' being street frontage.

Sure it may be a strategy for some, but I’m not leaning towards that method.It seems the only cash-flow values are found in smaller, blue-collar apartment complexes in “home-town USA†with proven track records of 10%+ CAP.
