.………...At 300,000, (200,000 plus less than asking, it starts making around 10-11% but that price is just crazy versus asking.So...in my mind, its a lot of work handling a MF building for 8%...a 401k averages 8 with little effort and little risk (well until now!!!)...

Maybe more.So between down payment, closing costs and repairs, I'd have to front somewhere around $50K - $60K, which I don't have.The strategy that I am considering is finding a hard money lender for this initial costs, with the idea that I pay back all at once when I refinance.On paper, it seems a good prospect for which may be worth to due a solid due diligence but I want to make sure my strategy is entirely doable and be aware of the risks I have to keep in mind.

Pay an early termination fee with 30 days notice.If they voluntarily choose option #2 then there's no risk of them complaining to anyone, particularly the legal system.

We all know buyers frequently site things like "inspection", "neighborhood review" etc as a reason to kill a contract, even when that's not the real reason.I just think it's not right to totally negate the risk of a buyer losing EM, EM is a required element for good reason.

Also Condos Tend to be the last to rise and first to fall when markets change, FL is highly volatile, especially condos, so unless you buy WAY under market, your risk is pretty high especially if you want to get out at a low point in the market.
