Installed new garage doors, plan on doing other improvements as well in the near future!

I have spoken to a few lenders since the post and found a few who don't seem to care, or even ask if the work is permitted.

They say their plan is to hold the properties for 5-7 years3. 

If you decide to do this make sure to plan ahead and track the income and expenses separately for each unit since LTR tax treatment is different than STR. 

Regular inspections for any signs of wear, cracks, or water damage are advisable to maintain the facade's integrity.Parking and Access: The covered parking area is a significant advantage for tenants, but ensures the area is well-lit and secure to prevent any potential safety issues.Interior Features:Layout: The open floor plan with large windows ensures ample natural light, which is appealing to tenants.

I just don't care anymore. 

For reference sake, we have one mortgage at 7.5%; one at 5%; and all other financing below 4% with an overall portfolio weighted average interest rate of 3.785%I don't care too much if you have 5 properties or 500, but I'm curious if others have gone through this thought process at some point in their real estate investment journey and if so how did you make this decision?

Not unless you don't care what happens to your property.

Be careful of a usury violation if you do this.To discourage a borrower from sitting on the property, we can call a default if work doesn’t start within 90 days, and we write our note for 6 months.

Currently, I am planning to build single-family homes on those lots.Keep this business simple and focused on your niche.
