I have seen previous post of you seeking opportunities here, but I am afraid you may be getting misguided with some information from someone wholesaling you on properties for a quick buck.Again there are alot of factors to take in when you invest in Detroit, rather a good neighborhood or not, it may be a block by block case.

the long term debt on rentals seems to be a major stumbling block for investors starting out.  

This worries me because it seems that the property could be sinking.On the other hand the house is very cheap and the other properties on the same block are valued at 130-150k.

Also interested in buying any multifamily units that are 2 bedroom 1 bath (or better) block homes in North Pinellas County or Southern Pasco County.Very interested in networking.

Its a student deal 1 block off Tennessee. 

I have driven around the area and it looks like it is in the state of getting better.My idea is this, it is only about 2 blocks from a train station a couple of miles from downtown and all of the amenities of Atlanta, roughly 2.5 miles from GA Tech and under1.5 miles from Spellman and Morehouse.

One is a 4-plex and the other is a 6/2 block home.

Needless to say the neighbors are ecstatic.I bought a worn out, defaulting property from a substance abusing couple who managed to have altercations with everyone on their block (and me).
