Many hype this stuff and want to charge 2 to 5k non refundable fee's just to go into contract.. this leads to a lot of bad buys.. since you don't want to lose your deposit you close anyway..

I would recommend pulling list from sources like ListSource and myreipro are a good website for sourcing leads as well.

We pay for our license, continuing education, NAR membership, state and local Realtor board membership, MLS, E&O, marketing, lead generation, websites, desk fees, gas, etc.And if you're thinking that we're making a killing on our commission, don't forget that on a 5% deal, that is commonly split 50/50 between the listing and selling office.

January's goal is to nail down a good title company, have a lawyer to go over the buyer/seller contract that I found on BP for correctness, and nail down at least 10 leads to action.
