We are just now working on an inner-city unit to see what kinds of tenants we attract.

Is it harder or easier to sell a property with a tenant in it.I would think that it would only attract investors that are not looking to pay market value.

A better apartment attracts a better tenant, and also tends to stay occupied a higher percentage of the year.  

Are there more attractive ways to get that done? 

The building is:in the downtown area which is attracting a lot of new business and residential projects right now4 stories (top 3 I would like to convert into living -reno and sell, the first floor I would like to recruit a restaurant)nearby our arena which hosts a lot of shows and draws a large crowdgreat location and a lot of potentialMy question is, how do I go about:exploring tax credits offered for a project like thisfind the capital for the reno (I can afford the down payment but am capped out at that)what else should I be looking at in a commercial property?

I have always considered it, something about showing someone their future home and walking them through the steps and closing just sounds so attractive to me.

Groups that have only networking as their focus tend to be small and frequently die out, since there is no attraction for someone to spend their gas and time. 

I guess what I am asking is, if I don't think now is a good time to be investing in MFR because prices are unreasonably high, what might trigger a pull-back to more attractive purchase prices?

If you have a process for attracting leads that's a good start.

It's packed into that neighborhood pretty tightly, so I don't think it's an especially attractive location.I wonder whether you could turn it into condos.
