I tell them I don't want perfect credit or a certain credit score, I am looking for bankruptcies, repos, evictions.      3)   first month + one month security deposit - I make sure to explain why I think a security deposit (as opposed to a non refundable move in fee) is beneficial for both parties and everyone assures me they don't have a problem with a security depositPotential tenants A took an application and texted me the next day, asking if they could email it in.

While many lenders are in fact tightening their lending criteria these days....I can assure you that there is A LOT of competition among private/HMLs these days... and if you have a compelling opportunity (ie: below market price and meaningful personal capital invested), you should have multiple lenders competing for it.

For my particular situation, you could see how from the outside it may seem sketchy but I assure you it's not.My lender knew everything I was doing and talked in depth with my lawyer about this to make sure we did it the right way.

I wouldn't sign an agreement without that easy exit clause - and I only use the buyer's agreement when we put in an offer.He's probably willing to rewrite the agreement, but just looking for assurances.

I don't know this company, I can't speak to them, but I can as to pooling money with other investors and accepting fractionalized security interests, not a good investment approach, in some states it's illegal on the street level, I understand it's allowed in Cali, being allowed isn't an assurance of it being a good idea.Welcome Todd, is that the company Terry inquired about?
